Midlothian Commercial Roof Repairs

This Midlothian project used a condition-based repair approach for an existing commercial roof. The work focused on vulnerable details and aimed to extend the roof’s useful life.

Clear and inspect

The work included clearing debris from the roof and gutters and hauling it away. A thorough inspection covered the full roof, with attention to membrane seams, flashings, coping metal, and other details where water can find a path in.

Choose the right repair for each area

Repair materials were selected for each area as needed, including durable silicone mastic, commercial-grade roof cement, and caulk. The repair scope also allowed for torch-down patches over any large membrane seams found open or loose.

Extend the roof’s service life

The repairs were intended to help keep the existing roof serviceable longer by addressing vulnerable areas before they could lead to larger problems.
